Powered industrial sites
Identify and develop industrial locations with a credible path to power. Align land, connection capacity, utilities and permitting with the commercial plan.
We develop industrial energy sites into modular AI/HPC infrastructure — bringing power, battery storage and intelligent energy management together.
Start with the energy potential of a site. Build the right combination of infrastructure, computing capacity and flexibility around it.
Identify and develop industrial locations with a credible path to power. Align land, connection capacity, utilities and permitting with the commercial plan.
Turn suitable powered sites into scalable computing infrastructure. Modular deployment, liquid cooling and phased expansion match capacity to customer demand.
Integrate battery storage and controllable loads into the energy strategy. Structure flexibility, market participation and operating economics around each site.
Industrial sites bring together land, power and existing infrastructure. We connect those assets to new demand through a coordinated development and operating model.
Computing creates long-term energy demand. Storage and flexible loads add control. A site-specific commercial structure brings the components together.
See our development approach
Our model starts with a focused 5 MW deployment and a development pathway toward 25 MW. Each phase links power availability, infrastructure investment and customer commitments.
An Estonian OÜ with a regional operating focus, bringing a common development model to local sites, partners and energy markets.
A disciplined development process connects technical reality with a viable business case.
Review land rights, available power, connection terms, fibre, cooling and expansion potential.
Define the customer case, technical configuration, investment model and partner responsibilities.
Coordinate design, permitting and infrastructure delivery in commercially defined phases.
Align energy operations, customer capacity and the next stage of infrastructure growth.

A credible route to power is central. We also assess connection conditions, site control, fibre connectivity, cooling options, permitting, access and room for phased expansion. An initial discussion can start with a location and available capacity.
No. Compute, battery storage and flexible loads have distinct commercial cases. They can be developed together or separately, depending on the site's infrastructure and customer requirements.
The investment structure is developed for each project, with clearly allocated roles for site owners, customers, technology partners and capital providers. We evaluate the underlying economics before agreeing the funding and delivery structure.
We work with industrial property owners, energy producers, infrastructure investors, AI/HPC operators and technology partners. We welcome both powered-site opportunities and requirements for computing infrastructure.
